NOTICE OF SALE
WHEREAS, on May 17, 2006, Roscoe Tyrone
Rinehart, a single man executed a certain deed of trust to John H.
Shows, Trustee for the benefit of Mortgage Electronic Registration
Systems, Inc. which deed of trust is of record in the office of the
Chancery Clerk of Marshall County, State of Mississippi in Book 409 at
Page 669; and
WHEREAS, said Deed of Trust was
subsequently assigned to JPMorgan Chase Bank, N.A. by instrument dated
June 2, 2006 and recorded in Book 90 at Page 721 of the aforesaid
Chancery Clerk's office; and
WHEREAS, JPMorgan Chase Bank, National
Association has heretofore substituted J. Gary Massey as Trustee by
instrument dated May 11, 2012 and recorded in the aforesaid Chancery
Clerk's Office in Instrument No. 2012002656; and
WHEREAS, default having been made in
the terms and conditions of said deed of trust and the entire debt
secured thereby having been declared to be due and payable in
accordance with the terms of said deed of trust, JPMorgan Chase Bank,
National Association, the legal holder of said indebtedness, having
requested the undersigned Substituted Trustee to execute the trust and
sell said land and property in accordance with the terms of said deed
of trust and for the purpose of raising the sums due thereunder,
together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, I, J. Gary Massey,
Substituted Trustee in said deed of trust, will on December 13, 2012
offer for sale at public outcry and sell within legal hours (being
between the hours of 11:00 a.m. and 4:00 p.m.), at the South Door of
the County Courthouse of Marshall County, located at Holly Springs,
Mississippi, to the highest and best bidder for cash the following
described property situated in Marshall County, State of Mississippi,
to-wit:
Lot 7 of Early Creek Farms Subdivision, as set out and shown on the
official map and plat of said subdivision, as found among the land
records of Marshall County, Mississippi, on Plat File 872B as of
November 20, 2000, at 2:05 P.M., reference to which is hereby made, and
being 1.91 acres, more or less, a fraction of the Southwest Quarter of
Section 2, Township 2 South, Range 2 West, Marshall County, Mississippi.
I WILL CONVEY only such title as vested in me as Substituted Trustee.

WHEREAS, on March 16, 2001,
Steven E. Oechsler and Jennifer A. Oechsler, husband and wife, executed
a deed of trust to James W. Amos, Trustee for the benefit of First
Choice Funding, Inc., which deed of trust is recorded in Deed of Trust
Book 278 at Page 735 in the Office of the Chancery Clerk of the County
of Marshall, State of Mississippi;
and
WHEREAS, the aforesaid deed of trust
was assigned to Bank One, National Association, as Trustee by
instrument dated March 22, 2001, and recorded in the Office of the
aforesaid Chancery Clerk in Book 70 at Page 703;
and
WHEREAS, the aforesaid deed of trust
was assigned to The Bank of New York Mellon Trust Company, National
Association, fka The Bank of New York Trust Company, N.A., as successor
to JPMorgan Chase Bank N.A., sbm to Bank One National Association as
Trustee for RASC 2001-KS2 by instrument dated October 6, 2010, and
recorded in the Office of the aforesaid Chancery Clerk as Instrument

WHEREAS, the aforesaid, The Bank of New
York Mellon Trust Company, National Association, fka The Bank of New
York Trust Company, N.A., as successor to JPMorgan Chase Bank N.A., sbm
to Bank One National Association as Trustee for RASC 2001-KS2, the
holder of said deed of trust and the note secured thereby, substituted
John C. Underwood, Jr., as Trustee therein, as authorized by the terms
thereof, by instrument dated March 23, 2011 and recorded in the Office
of the aforesaid Chancery Clerk as Instrument No. 2011002013; and
WHEREAS, default having been made in
the terms and conditions of said deed of trust and the entire debt
secured thereby, having been declared to be due and payable in
accordance with the terms of said deed of trust, and the legal holder
of said indebtedness, The Bank of New York Mellon Trust Company,
National Association, fka The Bank of New York Trust Company, N.A., as
successor to JPMorgan Chase Bank N.A., sbm to Bank One National
